Third Ave outlook brightening, CBRE says – Business News

A CBRE report on the East Side District — 44 workplace buildings between the FDR Drive and Lexington Avenue and between East thirty fourth to 67th Street discovered a brightening outlook for the world, following years of decline that began when COVID-19 struck.

CBRE recognized a “significant transformation” because it developed from an “office-centric” space to blended use.

The ongoing or deliberate conversions to flats of  a half-dozen buildings, 4 of them on Third Avenue, drove workplace tenants to different places.

Partly as a end result, availability fell from 25.3% in October 2022 to 18.1% within the first quarter of 2025.

Major renewals and expansions by companies reminiscent of Bloomberg LP and Kirkland & Ellis renewed confidence within the market.

“The district has seen some positive momentum due to increasing demand along with actions taken by owners to address oversupply,” CBRE discovered, and referred to as it “a market primed for future growth.”
